Our Building Managers are the ‘face’ of our properties. Appearance, professional attitude and attention to detail are crucial factors in our success. As defined under the Strata Schemes Management Act 2015 (The Act) and outlined in Survey Plans, our Building Managers carry out the Owners Corporations duties in connection with the management of the Common Property. We assist the Owners Corporation to fulfil an important requirement of The Act, being that: “An Owners Corporation must properly maintain and keep in a state of good and serviceable repair the common property and any personal property vested in the Owners Corporation.” 

KEY AREAS OF SERVICE 

  • Common Property management and supervision through familiarisation with site plans, common property and by-laws. 

  • Manage notifications from residents, owners, agents etc. in relation to maintenance and act to resolve them. 

  • Supervise agents and contractors of the Owners Corporation to ensure quality and professional carrying out of assigned tasks. 

  • Monitoring the observance of the building By-laws and rules. A proactive approach to acting on breaches and escalations. 

  • Advise the Strata Committee and/or Strata Managing Agent on items requiring attention on Common Property. 

  • Manage and renew maintenance contracts for all corporation assets including lifts, pumps, garage doors, fire systems, etc. 

  • Ensure the optimum operation of all plant and general facilities. 

  • Maintain all relevant administration, registers, records and databases. 

  • Provide 24-hour, 7 day a week response to emergencies. 

  • Establish and maintain an asset register. 

  • Establish and maintain a security register for common property keys and take action to enhance security when appropriate. 

  • Co-ordinate move-ins and outs and faciliate bookings for function, meeting and recreational spaces vested in the Owners Corporation.
